Roofline maintenance often gets neglected and the first time that people discover there’s a problem is when damp patches begin to appear on an internal wall. By then there’s likely to be significant damage to the building fabric and internal décor, and putting it right can be expensive.
 

Guttering and downpipes

Guttering collects rainwater from the roof and directs it to downpipes through which it flows into a drain. In the past both downpipes and guttering were made from iron. This has a tendency to rust and requires regular maintenance. Just a small leak from a gutter or a down pipe that has come adrift can divert rainwater to your external walls rather than the drain and over time it will penetrate the brickwork.

Plastic downpipes and gutters began to replace iron in the 1950s, but the plastics used then were not particularly resistant and over time would perish and become brittle, leaving buildings vulnerable. Over recent years these cheap plastics have been superseded by UPVC, which is highly resistant and requires very little maintenance apart from keeping it clean and free flowing.

Fascias and soffits

Damaged fascia and soffits can also result in significant problems. The soffit is the covering that runs from the edge of the roof to the external wall, and its primary purpose is to protect and seal the feet of the roof rafters. Not all buildings have them, but for those that do they are there for a reason. In older properties they are made of wood, which is prone to rot over time, exposing your rafters to possible damage. They can also look unsightly and require regular and expensive maintenance.

Fascias are mounted on the exposed edges of the rafters. Their primary purpose is to protect the roof and interior of your roof from the weather, provide a support for roof tiles at the eves, and to support the guttering. Traditionally made of softwood, once they rot and start to leak the result can be serious and expensive damage. They are also a cosmetic feature, and if not properly maintained can look particularly unsightly.

Modern soffits and fascias are made of UPVC. These require very little maintenance and are long lasting; they will protect your roof structure and continue to look good far into the future.

Lock Snapping

Anti Snapping Door Locks in Tamworth, Staffordshire

Lock Snapping is a method where a burglar can gain access through your front or back door within 60 seconds, by using a very simple technique to smash the door handle and then break the cylinder in two.

For some time now, the official Police approved the scheme ‘Secured by Design’ and British Standards Institute have been working to improve door security – specifically against Lock Snapping. New standards have recently been introduced to overcome this problem by using Anti-Snap Cylinders like UAP+ Zero Lift, alongside security handles.

The quickest and most cost effective solution to this problem is to upgrade basic euro cylinder locks, to security enhanced Anti-Snap Cylinder locks – these have anti-snap cuts on both sides of the cylinder. If unreasonable force is applied to one end of an Anti-Snap Cylinder, it only breaks away to the anti-snap line, but leaves the locking mechanism still inside the door (see diagram). Misted Up Double Glazing

We Provide a Misted up Double Glazing Repair and Replacement Service in Tamworth, Staffordshire

Have you got an unsightly view when you look out of your window?

Do you have water between the glass or has it got white patches in the glass unit?

This is caused by the seal in-between the glass (usually silver), allowing water to get in. This is more commonly seen in warm weather. However, once you have seen it, this cannot be fixed and will not go away. This issue will allow lots of your indoor heating to pass through it and can also mean that your windows are very weak, as their original strength has gone.

The main cause of this problem is incorrectly fitting windows and blocking the very important drain holes under the glass, or potentially just age related.

Some people have had their window units drilled to help correct this problem. Unfortunately, this will not work as the issue remains and will make your windows very weak and dangerous. This is the same as having a chip in your car windscreen; it’s very unsafe!

The only thing you can do is to replace the window glass. This is not a costly job and it’s far cheaper than replacing the whole window frame.
